Hey guys,I've spent a good part of the day looking for designs, researching products, and honestly I feel like I've achieved very little.Yes, I've tried to search BP and couldn't find what I'm looking for.I know that I want to do the vinyl wood plank flooring, but I need ideas for what materials to put in remodeling the kitchen and bathrooms -- I'm starting to narrow down a design, but I'm lost as far as kitchen cabinets, countertops, sinks ( most problem/leak free) Anyone have any suggestions for materials, websites, links, blog posts for how to efficiently remodel a rental that will be owned for the next 20 years?

Aloha,You do not state where you are located, but in some jurisdictions you could possibly create a new problem by apparently "retaliating" against the Tenant with a rent increase after her complaints.You should have a clear renewal process, which should include an annual walk through inspection of the unit to see how it is being cared for, and to look for unreported issues such as ongoing minor leaks, or appliances not operating properly (refer/freezer door gaskets damaged due to age; stove burners or oven elements burned out, etc).

Most people have less than 3k in their bank account and basically are one blown-transmission, medical emergency, or roof leak from being broke yet some freaking guru want to you to trust them and spend your VERY LAST on their program.

I’m seeing home warranty companies like American Home Shield offer maintenance and repair coverage for appliances, roof leaks, etc… with prices starting at about $40 a month up to about $100 a month for the “platinum package”… Anyone have experience with these companies?
