I want to build a buy-and-hold portfolio that generates a steady $10,000 per month in passive income for my family to live off.

My question is for anyone that is familiar with Huntsville market near UAH campus, is should I take the sell price and consider the other wealth generators(Appreciation, Tax Savings and Loan Paydown).

I'm merely trying to generate Ideas for the future should a property, where the landlord pays the water, comes available in my area.  

Do they provide leads or is advertisement up to the agent?
