There's complex stuff like single pane to double pane window replacement you always want to get the pro's for initially, or structural reinforcement if you're knocking down walls etc.

The building has a new roof, siding, doors and windows, along with three relatively newish (2014) boilers and furnaces.

Property is 1,148sqft, 3bed, 2bath, family/living room, kitchen/laundry.Work that i would like to do:- brand new kitchen- 2 brand new baths- all cosmetics brand new- some if not all windows need to be replaced- convert from wall furnace to central A/C and heat- raising ceiling from 8' to 9' - new roof- want brand new modern exterior look- landscaping and maybe a new driveway- water/drainage/gas piping condition unknown.

I hope everyone is staying safe out there during these unprecedented times.I wanted to ask the community, a rough ball park figure on what it would cost to build an ADU of let's say 500 sq. ft. with one bathroom, kitchen and bedroom, for a structure that is ALREADY existing and what it would cost to build from the ground up. 

A kitchen remodel will give you a great return on your investment.  

I was born and raised there and now live in Kitchener - the bigger city yet not Toronto way!! 

He was able to cut staff to the kitchen, cut his other overhead and got the landlord to significantly reduce his rent.

The color of the pain on the walls shouldn't matter (paint is cheap). how nice the kitchen is shouldn't matter.

The windows are all ancient and need to be replaced.
