There are multiple billion dollar companies dumping money into the city, such as Intel, Google, and Amazon.

A couple of my investors are looking to invest in this particular market and just looking to get an idea of the average price per acre for large rural farmland properties.

I thought I'd squirrel some money away in case of a big ticket item like water heater, roof, etc. 

And that's even using the high rent estimate, a low vacancy rate (8% would be more realistic), and a very low property management expense (10% of rents is pretty standard), just for starters.If you personally were going to live in this property, it would likely be a slam-dunk...... but, as an investment, it's a money-loser!

Because it is a form of investing, it isn't like a HH will pay a huge premium because of it.If you want to get creative, it might be interesting to see what is in your market and what tenants desire.

I have never been to Dayton OH, and was wondering if it is good idea to invest in Dayton, OH?
