However less than a month later the tenant is asking me if he can hire a electrician to install a new additional 220 outlet so that he can install a coffee bean roaster (he wants to open up his own coffee shop in a few years and is trying to build up some capital by selling his own roasted beans).

It works, but it will build up wet paint on the side facing you, and if you aren't careful, you will smear paint all over when you reposition the tool.

I also purchased Dave's new book on note investing after hearing the podcast as it seems like a good way to build up some cashflow and gain experience.I'm mainly interested in SFHs and multi-family properties at the moment, though from a knowledge standpoint I'm admittedly still a ways away from being able to take on that "first one."

Either perform live in flips, or house hack a multifamily (BRRRR can be great to use here as well). you can start with a lower down payment, and use these to build up cash.
