Their internal needs and policies change all the time.

You cannot build enough and there is international demand through the roof.  

There are a lot of variables and sometimes lenders do what would seem to be very peculiar things because they have internal issues or policies they will never tell you about.

I've considered:Hiring a commercial property manager (don't like this idea, but it's on the table)Using Thumbtack.com on an as-needed basisHiring an enterprising college student, and incentivizing him/he to learn REI and connect with me as needed. 

But if there is no foreclosure avalanche, because banks may not want to foreclose and will probably be incentivized not to foreclose and homeowners at risk of foreclosure could most likely sell for a profit, their plan may not materialize.

That varies from day to day depending on interest rates, new regulations, new boss, and a whole lot of things we never see because they are internal to the bank.I used to live in earthquake land.

You pay a little interest in the spread, but you have access to the money for the great deals that are soon to come.Currently banks are experiencing internal difficulties and there will be further consolidation.

That would tie you two together and both be incentivized to work with each other?

I don’t have that much capital right now but will in the future and I’m wondering if it’s worth the time and money to take the classI'd try to do  intern work for an investor and learn from them.
