I was more thinking along the lines of a quick guideline to sort through a lot of deals efficiently, or a guideline I can give to a real estate agent to look out for me.

I think it would allow me to assess properties better, know if jobs are being done right, help me learn how to estimate total repair costs, know when something needs* to be done due to the former condition being dangerous and/or illegal, learn what health hazards to look for, and get first hand experience at what all is involved in construction.

@Megan Ratigan, lenders, correct me if I'm wrong, however, to my understanding Fannie and Freddie guidelines require at least 15% down for an owner-occupied duplex and for the owner to live in the property for up to a year.
Marina Loos City tree causing problems

I am aware that damage caused by a tree on another property is my responsibility if limbs are hanging over on my side but in this case the entire tree fell and I don't see how I am responsible to monitor the health of a tree that is city property.
