My gut feeling is telling me it would be better to use a private lender as opposed to hard money.  

Online shopping is gutting retail sales.

My gut was telling me that a duplex- 4plex on the outskirts of town might just be a worthy little gem by California buy and hold standards.  

However, I do have some experience with these types of upgrades in a project I was involved with a few years ago.My company gut renovated a 4 unit building for a CT Housing Authority to use as a model for upgrading the entire 162 unit project.

Also, if you can find a really solid contractor, I would start with a full gut rehab, so long as the foundation is ok.

I do this quite often and it takes guts to put out real data for others to see.  

It is a completely gutted vacant mansion in historic Aurora, IL with a ton of history with the house. 

I backed out of another purchase that was a complete gut rehab that had serious structural and infrastructure issues that we found upon closer review with an engineer.

I am 5 months into it and finishing up ended up spending around 25k full gut rehab also added a room and bathroom but when it comes to taxes if i were to sell would i be hit with capital gains taxes?
