I just read Brandon's book on rental properties not long ago and it said a GOOD WAY to decrease risk of discrimination being an issue to take first come first serve (by qualification of course) as I stated in my earlier post.

BP has a book The Book on Investing in Real Estate with No (and Low) Money Down.

There is a book here on Bigger pockets that can help you determine the price of your repairs.

Having zero experience from the past except the very few books I have entirely or briefly reviewed.

In the book, it talked about how there can be better years than others to “cash out”.

People will be more likely to book at a place that has several good reviews.
