I was lucky enough to grab a property from MLS that, after a remodel, is nearing the 3% rule with revenue production.

I'd love to grab one in Berea too if possible.

Of course, if I am driving in an area, I will watch for agent signs, sometimes grab a flyer, etc.

If you can't get a below-market price, OR seller financing/terms, I'd keep looking for another deal, instead of grabbing something now because of the excitement of the market at this moment.  

My end goal is always cash flow but im going to have to grab lunch with you at some point to discuss some other quicker return options to speed along my process.  

I grew up in Brown County, but nothing grabs my attention there currently...
