B Neighborhood Single Family Rentals In Cleveland

New here, still feeling out my strategy for this upcoming year.  I've seen a lot of 3-4 bed, 1-2 bath smaller single family homes available in some B level neighborhoods that don't look too bad.  Especially areas like Parma and Brookpark.  I'd love to grab one in Berea too if possible.  How tough are these smaller houses to rent for $850 - $1050 per month to quality tenants?

The CoC looks like it would be a little north of 12% if I could grab one for $60K - $80K. Any experience with these types of properties or small multi-families in the same areas would be appreciated. Better values elsewhere in the Cleveland area for a beginner? Thanks.
