Fourth, even if the case has been filed, there are no guarantees the judge will side with the landlord, especially if you tried to pay her, and if she refused, she still has to answer for the AC that you paid for  - which she owes you for improving the building, and it's not your responsibility.

If you're going FHA, there may be maximum loan caps in your market that will rule out certain properties.Good luck!

Where I am we use a rule of thumb of $125/sqft to rebuild, but yours may be higher. 

We also are outlining some house rules for the tenants.

Comb through the municipal or state property ordanance if you want to cite it but most places allow for landlord rules that you can change as long as you give them notice.
