At most we would call in a sub to clean the ducts and furnace.  

I wonder...if she's finished moving and I have to pay someone to clean a dumptruck of debri from inside and out....could I take to her current residence and place it in her yard? 

I am planning on refinishing the hardwood floors.  

Im not saying you should invest in those...just pointing out the fact that while our median values are high, that the floor for prices here is as low as anywhere else in the country.

Another issue is entering a contract that you cannot perform, if you have no money, no credit, no job and lack the ability to perform you might as well use your contract to wipe up some mess on the floor.

About 6 months ago I bought my first piece of real estate, a 2 unit in which I occupy the first floor unit.

I currently work on tile floors, kitchens and bathrooms and sometimes work for investors  in fixing up their new rehab homes to flip.

I was thinking of making the 1st floor conference room available on an appointment basis to the (probable) 7 separate tenants on the top floor, that way they could meet with an elderly client on the 1st floor.

To do it correctly is expensive and by that, I mean pulling permits on all the electrical, gas and mechanical, vinyl plank flooring in the high traffic areas, upgrading the carpet above the cheap investor grade, new counter tops, ceramic tile, addressing all external issues including the fence and external buildings and tons of other minor details.
