Printer our own postcards with our office color printer, and used the USPS's Every Door Direct Mail to mail to routes, so you don't need any addresses.About 40 cents per card, printed and postage, when all is said and done.

My comfort zone for renting properties is atleast five, this way if you do have a bad tenant of need major work done on the property, your other properties help offset the financial burden.

It's one thing if they offer a discount to use cash (or cheque) versus a credit card for payment, but quite another if they offer it strictly for cash payment.As long as you are provided with a detailed invoice outlining the work performed; a receipt for payment; and a lien waver, then take the cash discount.
