It is a fast way to figure out at a high level if a property is work pursuing. 

He lived in SoCal and was attempting to make investing work for him and he wanted a faster track to cash for investing without having to borrow as much.

If you get a cost segregation study though that identifies a significant percentage of the property is actually personal property with a 5, 7, or 15 year life you would be able to depreciate it much faster- perhaps even in the year of purchase with the new accelerated depreciation rules.

Can get 2% every now & again here as well but remember, the higher the % you go up the higher the risk level is.

I also figure that, by cutting some of the monthly debt payments, I should be able to use that money to pay off the $10k quicker and then accumulate savings faster than the previous time.
