I learned about wholesaling through many YouTube videos and became quite obsessed with the topic, I figured I could probably do it my self and do ok but I realized if I want to be great im going to need a mentor someone to teach me the ropes and ins out outs of wholesaling and fix and flips someone with experience who will transform me into a real estate guru I am willing to work hard and show up everyday to learn new things.

I'm replying to each that I do get that I'm only doing video tours (I live here now and don't want them to come breathing and coughing all over my house) for now but they will have a chance to tour before signing a lease or forking over any money.

It sounds like you’re willing to give up that 3% seller credit but the buyer needs that, so keep the 3% credit intact and reduce the purchase price by 3% instead- you will essentially net the same amount.
