However, the multi-family properties I have been viewing and the one I am trying to purchase would not pass an FHA inspection and out of necessity, switching to using a conventional loan.

Unless you can get 2500+ rent each unit, I would pass.

I am sure you guys have considered the possibility of passing this after the death for tax-free transfer. 

In the case that they don't pay, sending them this notice just makes the eviction delay pass more quickly. 

So my mom passed back in 2019 with no will and there was a lot wrong with the house at the time I decided not to keep it because I was pregnant and nobody would help me fix it up.

The terms of the contract are as follows: A separate contract for each duplex @ $100K each, I have 90 days after the death of the second spouse ( the husband passed recently) to purchase any or all the properties.
