Given the phrasing of your post, I think you already know the answer, but just to confirm; yes, it is pricey, and yes, it is in a great location. Others have mentioned cash flow, but you already know it does not cash flow, as you have already run the numbers, if it cash flowed you would have already pulled the trigger. So now the question is yours to answer; Do you prefer A) a 75 year old triplex in an A+ area with a negative $2k monthly cash flow but anticipating appreciation or B) a brand new triplex in a C+ area with $750 positive cash flow. It’s a personal call, no wrong answer, people have won with both choices, but as for me and my house, I’ll pass on option A.
