@Sarah Anne A typical arrangement I've seen is the PM will not charge for advertising if there is not a cost too it (e.g. craigslist, the PM's own website, sign in front; though in truth there is a cost to them in terms of time), but the owner pays if there is a cost (e.g. newspaper classified).

Your agent can get a Property Condition Report off of HUDs website that has the condition of the water supply, HVAC, roof, electric, etc.

I'm well aware that in real life you can't just edit out the headaches and stresses and risk.

Quiet Title wasn't necessary... this was purchased on the county website as a pure, clear title, tax deed sale.
