If you are OK with quiet times, or if you want to use the property yourself in the winter, then go with something larger with the understanding that it will sit vacant at times otherwise.Personally, I don't deeply discount my rentals because I don't want deep-discount-seeking guests.

End of July 2018 and beginning of August 2018 the property had minor electrical work, deep clean throughout and large amount vegetation cut in the yard, twice, within 8 days of each other.

I am an agent in NC and I do sell commercial properties, but I am personally interested in connecting with people who would be willing to deep dive with me on strategies regarding commercial.

So, it might be great for income, but I also wonder how deep the downside is if things don't go well.
