I would be shocked if the damage to this unit wasn't followed very soon by the same damage to other units...as the water finds its way around and takes a tour of your building.

There is a large park about 2 blocks away and is in a very walkable neighborhood close to everything in the city (of about 180,000 people) Do you have any rules that you have to add in value in this different way? 

The tenant has been paying rent on time, and I have no reason to suspect he has caused major damage or does anything bad in the house.
