The good ones have a 50% rule comparison function. 

Most CoD defaults in Minnesota do not involve court actions.

My questions are, in California if someone rents out one room in their house, from what I understand, all that's needed for eviction is a 30 day written notice, no court process.

Court date has been rescheduled 2 times already!!

Look for a layout that functions well-this again doesn't mean for you, but in general. 

In practice as a CPA, we’ve had 2 clients end up in court disputes because of lousy/online OP agreements.

The attorney who runs WLB handles a large number of evictions and has a great understanding of what is required by the courts.
