I have a terribly hard time finding a well communicating / cost-effective handyman to do a lot of the minor cosmetic work to make my homes rent-ready when a tenant leaves.

I think most of the big ticket items are dealt with, so just cosmetic upgrades possibly needed in between tenants.

Do you have specifications for homes you'd like to flip and brrrr for example cosmetic or diving all in with full guts?

Try to target something that needs a light cosmetic remodel for your first one.

Especially in a cosmetic rehab where profit margins tend to be relatively low. 

I don't know about cosmetics of course.
