I'll defer to our lending gurus to better fill you in on that end of things, but certainly you should look for ones that are in the path of progress, have additional revenue sources (think storage, laundry etc), or potential therefor and/or have scope to add a bedroom or another unit to increase the income.

Assuming your valuation is correct, you would need to purchase it at 192K if you want to get your money bank.

Though that path splits into either senior or junior liens, each totally different, with different hazards & opportunities.

I am looking at developing a few industrial properties and want to be able to base my underwriting correctly if I should include the management fee in the CAMs once the property is up an running.
