When I analyze a property for example and factor in all expenses, capx, maintenance, property management, taxes, insurance, mortgage etc if that end number isnt at least 10% COC I dont persue the deal because if it shows 10% on paper the actual look more like 8-9% because stuff always happens and I'm very content with those returns.
