Think of it this way, over a 25 year period you will consume one roof, one HVAC system, three water heaters, kitchen and bath fixtures, two sets of flooring and some other unexpected items.

I'm assuming it's not very large, and the utilities consumed by the basement are negligible compared to the rest of the house.If you're looking to rent the SFH as well, I would say offer a rebate for utilities to the SFH tenant (maybe $100/mo or a percentage of the usage).

I had no idea about the new highway, I know there are new-ish commercial developments North of Pueblo, above downtown, which always attracts more people and consumers, I have also visited The Riverwalk , that seems to be a point of interest for most of the community and it's activities.

In many instances, the rates are identical for any consumer 1-4 product.The problem is that the banks I've contacted only do portfolio lending on owner-occupied 1-4 units.I was wondering has anyone come across a bank that has a robust 1-4 unit non-owner occupied portfolio lending program?
