BRRRR in a different state

Probably asked a lot, but couldn't find a solution searching. 

Is anyone doing BRRRR in a different state? Say you do all of your research in a state different from the one you live in for diversification sake. Would you guys recommend doing this? And if anyone is already doing it, what is your process to finding your team

Also would love to hear experiences from people who bought rentals in a different state through the marketplace.

I do BRRRR long distance. The area is one that I lived in previously, but now that I'm gone I find that doesn't really matter much. You just have to trust the math.

I do pay a small premium by having to ask my team to do more work for me that the distance prevents me from doing myself. Overall though it's been much better doing things long distance. I run my whole operation over text message now.

Building a team is just talking to people. You have email, phone, text, social media so it's not too hard to reach and get to know people. Even some of my team that I built while I was local I never met in person.

Proximity is overrated.
