They do nice things, with great intentions based on wrong or partial data, and many people don't realize that because it's hard to verify their data.I didn't use them in operation during free trial, which means even if they were free I wouldn't use them.And the future is dark for them, IMO, because of the constant changes in airbnb,  vrbo, their processes and their  APIs.

You could approach tenants to redo leases more in your favor in exchange for making repairs for them.You want clean slate where they are not constantly referencing what landlord did in the past regardless of what lease said.If there is vague language in the old leases that could be misinterpreted you likely want to redo them or add an updated amendment to the lease clarifying those sections.To a person mentioning if it's in the lease it's valid that is simply not true.

It certainly helps but definitely not needed, you'd have to be a full time contractor/handyman and constantly be rehabbing units year round to really benefit from the use of a pickup truck.

You can speak intelligently about a property analysis. 2) Don't constantly e-mail me junk in the worst parts of town. 3) I see you at the local meetups; you're an active member of the local REI community.4) You post resources on social media--blog posts, podcasts, books, etc.
