You have two active exchanges now so you complete those two exchanges by purchasing the property held by the EAT (the parked property in the reverse). 

My non-expert opinion,  or perhaps just rationalizing to myself:These are primarily the "luxury"   amazon dormitories being built in downtown and south lake union areas that are having vacancy issues,   and thats in large part just because of how many are coming online, and how many thousands more are still in the pipeline,    coupled with modest slowdowns in tech hiring.   

So I guess everything I do is technically part time because some days i'm working on a rehab project, the next day I'm working with one of my non-RE business clients, and the next day I'm working on something completely unrelated...It's not easy to make a living right out of the gate being a full time agent. 

Demo started in the beginning a March and took around 75 days of renovation to completion (Longer than usual four our renovations but we had some contractor issues).

It is completely natural to fear the unknowns in life .

I did this because I have aspirations to invest internationally in several locations in central and south America and didn't want to just talk the talk or be a wantrepreneur, rather put myself in the field and put the building blocks together myself..I am currently waiting for the CA Bureau to approve my license application so I can take the test to receive my RE license (completed the course work in Spring of 2018 while going to school full time, working part time).

Completely by choice right now.

Small homebuilders building spec homes normally use the completed contract method.

Then, once that is complete I would have 2-3 highly rated contractors in your area come out to give you an estimate for the work.

Another way of thinking about this is to manage the problem and don't expect to ever completely fix this problem.
