If damage was caused by the tenant, you can start assessing for damages as soon as you find them.Ignoring tenant repair requests is not a sound business practice, it could also backfire on you and cause a delay in the eviction process.

They do this all day long and know how to deal with these types of people, who sound like they will do whatever to cause you problems,  You dont want your case thrown out because you didn't do some paperwork right.

You need to make a onsite inspection to determine the cause.Normally it would be caused by shifting of the foundation but that does not develop suddenly.
