Most likely the state where the property is located is where lawsuits would be brought if they are something for personal injury like a trip and fall or something of that nature because the “cause of action” arose in that state.

Appraisals has been an issue in some states causing deals to fall apart.

These people were often retired, paid big bucks to stay here and usually weren’t throwing wild parties that could cause damage.It may be true that you can make more money on multiple short-term stays in a month.

We also had a plumber abandon the job (ask me for his name), which caused us a two month delay...The project came on the market in the winter of 2018/2019 which was a horrible time for the market.

We overlooked the factor of time, in the investment, and should have had incentives or demerits for slowdowns, caused by the project manager.

The water made it under the floor and caused the subfloor to swell and buckle - ultimatley we had a several thousand dollar repair.
