Since I'll be a dual career agent I also wanted to know how they typically view non full-time agents and those who plan to be active in investing.

I graduated last year but have been out of school years, having had a baby a week after graduation so I have set myself back in regards to starting a career relative to the degree I am pursuing as well as figuring out exactly what I would like to pursue a career in.

If you put yourself in the field and make yourself into an expert, someday you will find a great property, have confidence to put it under contract, and already know which investors you will present it to as a possible joint venture project.

I have a full-time job in an unrelated field (computer science) and am looking not just to supplement that income with real estate but to really grow a self-sustaining multi-family real estate business, using this incredible inheritance as a jumping off point.

For a few details, I'm currently sitting at about a 90% LTV, have a full time W2 career as a senior financial analyst and am willing to bring cash to the closing table to bring the properties down to a 75-80% LTV.

My father was a GC and always brought me along on his jobs every weekend throughout my schooling "career" and I have learned a lot in terms of renovations so I am hoping that experience will help me to eventually get into the BRRRR method (I really need to get better at talking to people though) and build lasting relationships in the Clarksville TN area.

I spent most of my life pursing a career in music until I was about 20, when I discovered how much I loved business.
