Just looking for other opinions due to her answer is different from both of yours and it contradicted how she told me to record it when I am on the other end of the deal (I loan money to the builder and get repaid original loan amount and profit).

Looking at current trend I believe I will be able to make immediate profit but I guess not more than 20k in 6 months (reducing profit  by $10k for reselling) .The builder has already appreciate the base price of similar homes by 14k in just one month.7/ Not sure how to find out this ?

They just said they dont do debt.. bad experiences with debt a few decades ago.. so what they own is paid for.. and its a ton of stuff in Oregon and Honolulu but they also made their money as builder developers so they made big bucks for many years.

Also, anytime we replace a roof, we always replace the black tar paper commonly used by builders with a waterproof synthetic underlayment.

HI everyone one, so the COVID put a hold on my first real investment (I have a property where I live in S FL with tenants but this is the first out of state property)I am looking for any further details on these states - from the research I have done Cleveland and Memphis seem to be good places.Now with that in mind I was debating on going the turnkey route but most people I have spoken to say there is no real equity in those and you are buying at top dollar and you either need to ideally by a wholesale deal cash or work with a realtor but one that also has connections to contractors/builders/property management etc So any advice - the aim is to really be cash flowing every month as I need to increase my income so I am able to spend time with ageing parents.
