You might consider a mail campaign to find ones that are quietly doing business and aren’t as easy to find.

I know you aren't much into taking pictures, but I would guess that lots of people on BP would be quite enlightened by seeing some photos of the work you do in "clearing" the septic system.

They offer pre-sales education and may try to ask questions if it very blatantly looks like you are trying to do something that would be a self-dealing or prohibited transaction, but they by rule and by their contracts do not provide tax, legal or investment advice.An advisor is going to be much more accessible and knowledgeable.   

I was educationally ready to invest by late last year, but without the capital to invest in a manner I was comfortable with. 

Yes the percent rule deals or cash flow deals.. it seems like they aren’t really out there right now.

I'd definitely let your insurance know, but they aren't likely to freak out over it.

Has anyone gone through this process in Texas and educate me on what all goes into it?

Sure it will fasttrack education, but what is your ROI on that 100k?
