A generic contract is how you end up in court on the losing end of a lawsuit.You need a contract that is specific to your state laws.If you have any sort of landlord's association in your state, they may sell rental contracts that their own lawyer has vetted and approved.

I have preliminary approval from teh second to take a discount and I am awaiting to hear from the first.Once I get approval in writing from the second I am good to go....because it gives me enough margin in the deal even if the first won't discount.

I had a bank that I had been working with that offered rehab loans… Due to the mortgage mess that is going on, they have eliminated the program…Anyone able to broker loans to lenders that still offer rehab programs?

As we were going through this process, we assumed that we would not be doing a complete re-paint of our home since in the original settlement it only covered affected areas, which is less than 1/3 of the home and our house was painted less than 3.5 years ago with approved colors (we still have the official “approval” from the HOA/Architecture Review Committee).
