This is the largest house I have renovated and the biggest renovation.Construction went well, but we got hit with a huge surprise the asphalt shingles were laid on top of the original wood shingles, not only more labor to tear it off, but more labor and material cost for the decking.But, by the time it was over I had delivered an AMAZING house.

Lastly, the home example you uses is not bad, but I have to warn you, the sub-market of homes below $75,000.00 is a tough market to get consistent and reliable returns in, I am not saying you cannot and others do not succeed in this space, you have to be familiar with the continuous tent turn over these types of properties are plagued with and hope that you have not just an amazing property manager to rely on, but one that can work wonders, I assure you I will not be the only to tell you, that those types of managers are far and few between.
