3rd times the charm...
MAN, what a crazy flip! Lots of lessons learned on this one but in the end a success!
I bought this deal from a local wholesaler, I was wanting to do a bigger projects and make something beautiful. This is the largest house I have renovated and the biggest renovation.
Construction went well, but we got hit with a huge surprise the asphalt shingles were laid on top of the original wood shingles, not only more labor to tear it off, but more labor and material cost for the decking.
But, by the time it was over I had delivered an AMAZING house. Put it up on the market in late November, the butt-crack of winter. BUT, received 2 offers with about 1 week on the market. LONG story short, that offer dragged out until 1 week before closing and they backed out....
Back on the market without it being staged... I should've restaged it immediately, but jumped over a dollar to get to the penny.
Lots of showings but no offers.
Finally decided to stage the house again after a month back on the market, the first weekend, an OFFER... what an amazing thing staging can do...
Solid offer, but they hired an engineer that basically convinced the home owners that the roof was going to collapse on itself, I HAD an engineer's report stating that everything was fine.
2nd offer busted....
FINALLY, the 3rd offer closed....
What a crazy journey, lots of emotions and frustration.
