If I turned off the utilities in my name, by the time the new tenant got a service appointment with the utility provider to turn on their utilities (adult must be home for gas), all the pipes would have burst.

Even more digging and a couple dozen reddit, forum and YT videos later I stumble across biggerpockets.com. 

We watch youtube videos on BRRRR, Flipping, Wholesaling, Subject to blah, blah, blah.

The lease has only one adult listed as being the responsible party but there are three adults and several children living in the apartment.

I watched a video on YouTube from biggerPockets and it inspired me to do better and take charge in managing my property.
