My current cash flow available to pay down the HELOCs/Mortgages would be $4,000 monthly, plus whatever positive cash flow is generated by the acquired properties.If I went with Option A and bought 2 SFRs for $250K, I could pay back $5,500 monthly towards the HELOC (plus simple interest)That is the easier math.

@Kevin Riven because in Phase 1 you can get decent deals and lending is plentiful, in Phase 2 the properties you own or will purchase are about to increase steadily in value, in Phase 3 the properties you own or are about to purchase might decrease steadily in value, and in Phase 4 the properties you wish you could purchase will be very difficult to acquire since lending is almost non-existent.

But if you ask me what is the most important to have when acquiring multiple rental properties with multiple tenants, I would say that the number one priority is having a very strong insurance policy structure as your first line of defense for any unexpected/extraordinary events.
