@Andrew Dunham  I also look at the websites of property managers like Epic Property Management to see what they have and what they are asking for rent. 

So far I have found many useful sources of information on the subject of Real Estate in this website.

Something like maybe a website or maybe have actual meetings where we could compare notes, share stories and blackball deadbeat tenants like the apartment landlords do.

I do not promote our loan programs here on BP as its only found on our close probate website. 

This is not a strategy for a beginner, or someone who would even consider soliciting advice from a website like this.

I believe your answer could be found on the California Department of Consumer Affairs website: http://www.dca.ca.gov/publications/landlordbook/wh...After reading it looks like you would have to pay an occupancy tax to the state, and provide room service, maid service, etc to treat it like a hotel and kick them out immediately.

Unfortunately I found the podcast/website about 3 days AFTER I signed up for a guru course.

If installed per specification (which is available on every manufacturers website) they are good systems.

Its been a great wealth of information in this website.
