Its a fact of life that when your #1 a) you didnt get there by chance or mistake and b)everyone below you is targeting you non-stop because jealousy is mighty powerful.

Since all probate laws are by state, it will depend on where the probate is being administered and the capacity, powers and authority that they seek and are granted.An informal summary probate has the advantage of a short(er) duration but does not provide for any interim powers to sell until distribution, unlike a formal probate.Your best course of action is to seek to connect with PR 's having big issues that are difficult for them to solve.

The children of the woman who owned the property responded today saying they have power of attorney for their mother and would like to sell.

Google has extensively changed their algorithms over the last few years placing other factors as much higher value ie, unique/powerful content, powerful back links related in your niche, Key-worded appropriately (1-3%/keyword/page) ect.  

There is also the risk that the power has been shut off and if the temps drop below 30s, the pipes could freeze.

Since it was political and they have the power, we had to play nice.

This is the first time this has happened, but thanks to the power of the internet, I am betting this is bound to start happening more and more.  

But for me, it served as a powerful lesson in how on-paper returns never tell the full story: real estate investing is just as much about the people as it is the numbers.
