Purchasing From a Seller Who Is Using Power Of Attorney

I made an offer on a piece of property recently. The children of the woman who owned the property responded today saying they have power of attorney for their mother and would like to sell. 

With this being the case what additional steps do I need to take to verify that they do have proper power of attorney? Also what other steps should I be taking in the closing process to insure everything is done correctly?
