We would rather pay 28.95 (in rent credit) to put a ceiling on our repair costs on all the above items, than have the potential of having a couple of them pop up on us during the year....and have the tenant call the utility company direct instead of us on New Year's Eve.All you need to do is have any one of these items break down during the year (like the drum on the dryer, or the fan on the A/C unit, or the blower on the furnace, and the service charge alone would be higher than the yearly cost.Joe VilleneuveREcapSystemA2REIC

@Marie Shaug One other thing...When you use the "@" symbol to "mention" someone, type "@membername" and then select the Member Name that pops up below the "Post a Reply" box.
