Accounting software - for simple bookkeeping

I'm a newer investor and currently am on my 3rd property... fixing this one up to sell.  The  previous 2 have sold. There is one note involved.   I need to get my accounting/bookkeeping better set-up and wondered what suggestions my fellow BiggerPocket members would have.  What software do you use?  I'd like something user friendly that I could keep up with, once it is set up property.  I had an appointment with a QB bookkeeper yesterday to set up my Quickbooks, but she wasn't so familiar with how to set up when it came to real estate/properties/notes, etc.   Didn't make much progress...    Any suggestions?
