For those of you who have used construction loans in the past, how important are these features when choosing a lender?

Both property's are located in Danville VA and essentially what i did was pay seller the amount they wanted to net for the sale and took over the payments for their current mortgage providers.

You are going to 3x your interest rate so more than likely your payment will go up so what you have right now is probably the most affordable and any more borrowing will just increase your payment.

The property is listed for $259,900 and needs new floors and updating to the kitchen and bathrooms.

Also I feel like I could offer more with seller financing, but confused on how to come up with that amount of $$$ for the rehab, pay off the balloon AND construction loan.
