As the homeowner you can simply advertise your property as a Lease to Own in Craigslist or a similar publication and achieve the same without the middle man.  

East Nashville is selling homes from 130's and up, yet two or three years ago they were selling for 30k less.  

I noticed that properties were relatively cheaper there, and I am trying to see if it will be anything like East Nashville, where houses were dirt cheap even 5-10 years ago before appreciation.

I am a hard working middle class schmoe, that works a 9-5 and tries to accumulate properties that will add additional income and networth along the way.  

Especially the ones in the lower income to middle income ranges who are one check away from not paying the bills.  

Your just the middle man.

As someone else mentioned, the "middle man" is on the hook and doesn't seem legal anyway.

IE he just had them tied up and was making a middle man fee on the hud but never taking title. he got a cease and desist as a CA. buyer turned him in..
