I have a couple of girl friends in a similar position and we all feel it is different as a mom and the data backs that up in terms of time we spend with our kids, division of house work etc and I have often felt that doing Rep as well would tip me over the edge!

If auctions fail to get them the price they want, they are forced to buy back the property and then list it on the MLS with an agent.If it's a bank owned property, the MLS data will say so.

If I have $100k to start with, I might be able to get a good deal by offering it all as cash, but then I only have one property until the cash flow builds up enough for a second down payment (in which case I would not be getting the best deal on the second house because it would not be a cash offer).  1 - The MLS would be "slightly" better ... but these days Zillow, Redfin, etc. replicate much (but not all) of the MLS data fields for listings within something like 15 minutes, so that's why the "slightly" part ... a good investor-friendly realtor could help, but they are exceedingly rare.
