Im Sending an ITEMIZED ESTIMATION of REHAB COSTS to my AGENT to Send "WITH MY OFFER"

I Felt this was a good idea so they Realize how much Money is needed to Have it to Code.

Do you think this is a good Idea?

And is their a "Document" on BP to Use for this type of thing?

Okay. Reason why I asked, banks don't consider condition. They don't visit the properties. Sending them a list won't do anything.

All they care about is getting the most they can for the property.

Yes. That list is important to you. You need it to come up with your maximum offer. But not for the bank.

However, in some cases, you might come across a property that has condition or permit violation issues that would prevent the average buyer from obtaining a mortgage. If you have cash or hard money financing, you could then point those items out as part of your offer. Cash can also put you in a position to waive financing, inspection, and appraisal contingencies and give you an advantage...
