My lease requires all adult members of the household to be screened no matter when they move in-- if someone has their felon adult child move in a decade later than they moved in, that person must pass my application.

 $550 I would want to see the application, lease ledger, and want to see/run recent credit checks cause I am pretty sure they were cash in hand, no credit check required to place at $550...Duplexes take longer to rent.

You have to keep in mind expenses for paying evictions, time when tenant is in house and not paying rent (credit losses), good tenant applicants that can't move in for three more weeks, paying for utilities when house is vacant and making ready, etc.

I gotta say I was drawn to Cozy over the smooth interface, application options, and some of the built-in features (E Rent Payment is very clunky) but am not sure I will stick with it long term due to the payment issue.
