Just for initial calculation purposes.Again, I don't want someone to do the work for me, I just would like to know where each piece of the puzzle is sourced from, so I can accurately evaluate deals.

For me it’s all about the net profits I can make, I just don’t want to get locked into a potentially 5-15 year lease at something low when I should have been asking for more.

My question to you:Is it ok for me to hire guys that do this kind of thing on the side?

With 10 being the highest risk, I think it's a 2.4 for me.
